Having climbed for six consecutive months, the total number of Avon homes finally fell to 343 in September versus the previous month’s total of 376. Compared to the 3.2 drop in listings that the Indianapolis real estate market experienced this is a more significant 8.8 percent decrease. Compared to last year during this same month the most recent total represents a 14.5-percent decrease. What’s more, the Avon real estate market saw a 122.9-percent decrease in the average number of homes listed for sale on a per-month basis, from July through September of this year.
Considering the market doesn’t need any more listings, it’s a good thing that the total number of homes sold in Avon, Indiana fell 19.6 percent versus August’s total of 51. This is also unchanged from last September’s figure of 51. Where a positive change could be seen was in our quarterly comparison. From July through September of this year there were, on average, a monthly total of 46 homes sold, or 9.5 percent more, versus this same quarter 1 year ago.
One statistical area that underwent a mild improvement was that of total pending sales. September’s total of 45 pending sales represents a 4.7-percent increase versus the previous month. This is also a 4.7-percent improvement versus September of 2010. And for the trifecta: The average of 45 total pending sales per month from July through September of this year also represents an improvement of 4.7 percent versus this same quarter in 2010.
Some other Avon market stats:
- September’s total of 343 homes for sale includes 55 brand new listings. This is down nearly 33 percent versus the previous month’s total of 82 new listings and down 9.8 percent versus last September’s total of 61 new listings. The 12-month average is 79 new listings per month.
- The average active price in Avon remained unchanged versus the previous month, at $209,000.
- The average ‘sold’ price fell slightly, from $175,000 in August to $170,000 in September.
- The average ‘sold’ price versus original list price differential rose just a bit, from 85 percent in August to 91 percent in September.
- The median price was $151,000.
- The average time on Avon Indiana market climbed 14.5 percent, from 76 days in August to 87 days in September.
